All Terms and Conditions are subject to change without prior notice and the Tenant and/or Occupant(s) shall adhere to and obey all rules and regulations regarding restrictions which may from time to time be made or varied or added to by the Landlord or by the Management of Fortville Serviced Apartments.

TERMS AND CONDITIONS OF STAY

To ensure that all Fortville Residents have a safe and pleasant stay, the following guidelines must be followed. Failure to adhere to these rules may result in the cancellation of your stay and/or refusal to use the facilities. To read more about the conditions of stay, please click here.

  1. Minimum Stay, Booking Confirmation, and Security Deposit Policies
    1. Minimum length of stay is 7 nights.
    2. A security deposit of SGD $500 is payable for all booking confirmations.
    3. Child Policy: One child under the age of seven may share a room without incurring additional fees and using existing bedding.
    4. Extra Bed Policy: An additional single bed can be placed in your room for an additional charge of SGD $30 per night, subject to space constraints and availability. This request can be put in at any point prior to/ during your stay.
    5. One-time complimentary change of lease dates will be provided prior to check-in; subsequent changes will incur a penalty fee of S$500. All changes to the reservation lease dates must be made at least 2 days before the check-in date and are subject to availability with no guarantee.
  2. Payment Terms:
    1. You must pay the full rental cost upon check-in.
    2. If you would like to pay by monthly instalment in blocks of 30 nights, a total of SGD $3000 security deposit is required instead. The monthly billing cycle is every 30 nights.
    3. The refund of the security deposit will be processed within 14 to 30 working days from the date of check-out. Please email accounts@fortville.com.sg for any inquiries or contact +65 65907596.
  3. Cancellation, Early Termination, No-Show, and Extension of Stay Policies:
    1. There is a $500 cancellation fee should your booking be cancelled prior to arrival.
    2. No early termination is allowed (i.e. ending your stay before the confirmed check-out date/ in the middle of the month). Otherwise, there will be no refund of the unused nights and the deposit will be forfeited.
    3. If you do not show up within 24 hours of your check-in date without notifying the management, the reservation will be cancelled, and the deposit will be automatically forfeited.
    4. Requests for extensions are subject to availability and are not guaranteed. Last minute requests for extensions may not be entertained.
  4. Apartment Allocation Policies:
    1. Request for specific apartment allocation are not guaranteed and subject to availability.
    2. Our Management reserves the right to change the apartment unit allocation to a different unit of equivalent type prior to the start of your stay.
  5. Check-in/ Check-out Policies
    1. Check-in any time after 2:00pm.
    2. Check-out any time before 12:00pm.
    3. Showing of identification or authorized documents is required by the Management staff when entering and upon check-in.
    4. Before you leave:
      1. Dispose of all rubbish and waste.
      2. Turn all electrical and gas appliances off, including the lights, TV, and air conditioning.
      3. Return the gate tokens and keys to our staff at the front desk and lock the room door. A $35 fee will be levied per lost token.
    5. Late Check-out Policy
      1. The latest check-out time is 1:00pm. Check-outs after 1:00pm will incur an additional one night’s charge.
  6. Resident and Visitor Policies
    1. Only registered residents are allowed to stay in the apartment.
    2. Visitors are permitted, but must be accompanied by a registered resident and are requested to leave the apartment by 11:45 p.m.
    3. The management should be notified of any unauthorized persons loitering in the common areas of the building.
    4. Parking Lot Policy:
      1. Each resident is entitled to one complimentary parking lot. If you require a second parking lot, an additional SGD $150 will be charged per month.
      2. No overnight parking for visitors.
  7. Housekeeping and Maintenance Policies
    1. The Landlord or their representatives may enter upon the premises at any time to view its apartments conditions and to inspect the chattels and to make such repairs / alterations / improvements.
    2. Housekeeping is 3 times a week, on alternating days (except on Public Holidays and Sundays). For any missed or skipped days of housekeeping, the next housekeeping will only take place as per your rooms’ regular housekeeping schedule. There will not be any makeup for missed day(s) of housekeeping.
    3. Except with the permission of Fortville Management, housekeeping and maintenance staff may not perform any additional services for residents beyond their regular responsibilities.
    4. Housekeeping is not responsible for dishwashing and cleaning of the kitchen after cooking. If the kitchen requires additional cleaning, a $50 fee will be levied per incident.
  8. Condition of Apartment Policies
    1. Nails and screws should not be used on apartment walls.
    2. No bringing of bulky furniture and other electrical system or appliances into the apartment; unless otherwise with prior written approval from Fortville Management.
    3. No clothes or any other articles shall be hung or placed outside the apartment that may cause obstruction and injury.
    4. Garbage should be properly disposed in chutes or bins. If you need to dispose large items, kindly inform our housekeeping staff. Please do not dump trash in the restrooms, sinks, or other communal areas of the facility.
    5. All lights and electrical appliances must be turned off when not in use. Please do not waste water or electricity. Excessive water or electricity consumption will be charged to the resident.
  9. General Apartment Policies
    1. The apartment is solely to be utilized as a residential space.
    2. PETS are not allowed in the apartment.
    3. SMOKING is not allowed inside the apartment/lobby.
    4. Children are not allowed to play about at any entrances, stairways, lift or any other common parts in of the building. Parents/guardians are responsible for the safety and supervision of their children at all times.
    5. Within the apartment, refrain from gambling or engaging in acts that violate public order and morals.
    6. No gambling or any unlawful gathering and behaviour is permitted in the building.
    7. No guns, swords, explosives, or articles containing volatile oils that may ignite or catch fire, or any other illegal articles that may endanger the safety of other Fortville residents, may be brought into the apartment.
    8. Please keep noise to minimum from 09:30P.M. to 07:00 A.M.
    9. No parties or loud music is permitted in the apartment at any time.
  10. Damage, Safety and Liability Policies:
    1. Any damage or defect within the apartment or the building's common areas should be reported to management. If you cause any damage to the property fixtures or equipment, Fortville Management reserves the right to charge you for the full cost of the damage.
    2. The Management is not responsible for the loss or damage of residents’ and/or visitors’ valuables or belongings. We strongly advise residents to keep their valuables under lock of the safety deposit boxes in their rooms.
    3. The Management is not responsible for any death, injury, accident, or other damage(s) caused. We strongly advise all guests to take out adequate travel and/or personal insurance to cover any possible risks.
